reduce design delays.
We only design homes that we build, allowing us to devote the critical time it takes not only to get the details of your new home right, but get them done expeditiously. Unlike many architects and designers who may take literally months between meetings with you while working on dozens of other projects, we typically meet at least every other week and remained focused directly on your project.

eliminate budget disconnect between architect and builder.
At Morris Hullinger we eliminate the disconnection between the design and budget management by combining the two processes, using our collaborative left and right brains on the front end.

Our design approach is still incredibly creative, but we will "value engineer" the project and create cost saving alternatives when needed to work within a given budget. This way, the "must haves" on the clients' list are sure to be integrated into the core design of the new home and the "wishes" can make it into the final design by order of priority.

We like to say that our design process is artistic without being unrealistic.... Our "one stop shop" system eliminates the inevitable finger-pointing between designer and builder when issues arise with the aesthetic versus the functional.

We make the decisions concerning costs along the way as a team, sharing all of the cost figures and reviewing monthly the budget and cost to complete the project.

listening and communicating.
Sounds pretty basic, right? Well, we agree. But shockingly the basic concept of really listening to clients and keeping them informed is very often overlooked by our competitors. It is this lack of communication that is the root of  all strained relationships between clients, designers and builders.

For example, at the onset of the design process most clients provide the architect with photographs, magazine clippings and thoughts about what they want in a new home....Virtually all design teams get these clues - few deeply analyze them and many who favor their "own" pre-determined style over the wishes of the client simpy ignore them.

Our approach is much more personal and we consider this "photographic tutorial" from our new clients as one of the most important and defining moments of the entire design process. At this meeting it is not uncommon for us to take dozens of pages of notes and ask our clients literally hundreds of questions concerning both aesthetic and functional aspects of their new home.

As important as listening is for us during the design process, communicating to our clients during the construction phase is also critical. We take this responsibility vey seriously and see good communication with respect to both aesthetic and cost aspects as essential to the highest level of customer service.
